Tesalónica es de las bases urbanas más baratas de la Unión Europea: una ciudad costera de casi un millón de personas, con una universidad enorme, comida buenísima y mar al frente, por bastante menos de lo que cuestan Lisboa o Barcelona. Funciona si quieres Europa con horario europeo, vida de café todo el día y no te importa que la escena nómada sea chica y menos anglófona que la de Atenas. No funciona si eres no-europeo y necesitas más de 90 días (el Schengen te aprieta), si dependes de fibra impecable desde el día uno, o si buscas la infraestructura de coworking y networking de un hub grande. Las cifras de abajo son órdenes de magnitud: las rentas se han movido mucho en los últimos años, confírmalas al buscar piso.Thessaloniki is one of the cheapest urban bases in the European Union: a coastal city of nearly a million people, a huge university crowd, outstanding food and the sea right there, for well under what Lisbon or Barcelona cost. It works if you want Europe on European hours, all-day café culture, and you don't mind that the nomad scene is small and less English-driven than Athens. It doesn't work if you're non-EU and need more than 90 days (Schengen squeezes you), if you need flawless fiber from day one, or if you want the coworking and networking infrastructure of a big hub. Treat the numbers below as orders of magnitude — rents have moved a lot in recent years, so check them while you're flat-hunting.

Aquí hay que ser honesto: Grecia va atrasada en fibra al hogar comparada con España o Portugal. Muchos edificios viejos del centro siguen colgados de VDSL, o sea ≈50–100 Mbps de bajada y una subida floja (≈5–10 Mbps), que para videollamadas alcanza pero para subir archivos pesados cansa. Donde sí llegó la fibra real vas a ver de ≈200 Mbps para arriba y es estable. La regla de oro: pregunta por el edificio exacto ANTES de firmar, no por la ciudad — dos calles pueden tener servicios distintos, y el alta con un proveedor nuevo puede tardar semanas. La red móvil sí es sólida: 4G en todos lados y 5G bien extendido en el centro y la costa, así que un plan de datos como respaldo te salva el día. Apagones de luz no son un problema estructural (sí cortes puntuales en olas de calor), pero las caídas de internet a nivel edificio en fincas antiguas pasan.Be honest about this one: Greece lags behind Spain or Portugal on fiber-to-the-home. Plenty of older downtown buildings are still on VDSL — roughly 50–100 Mbps down with weak upload (≈5–10 Mbps), fine for video calls but tiring if you push big files. Where real fiber has landed you'll see ≈200 Mbps and up, and it's stable. Golden rule: ask about the exact building BEFORE you sign, not about the city — two streets apart can mean different service, and getting a new line installed can take weeks. Mobile is solid: 4G everywhere, 5G well spread through the center and the coast, so a data plan makes a genuinely usable backup. Power isn't a structural problem (occasional cuts during heatwaves), but building-level internet outages in older blocks do happen.

CoworkingCoworking

La escena existe pero es chica y gira alrededor de la universidad y las startups locales, no del turismo nómada — no esperes el circuito de Lisboa o Bali. La mensualidad de escritorio flexible ronda ≈US$110–170, y escritorio fijo u oficina privada sube bastante. El nombre que sí te vas a topar es OK!Thess, aunque es más hub/aceleradora del ecosistema emprendedor que coworking abierto de pago; el resto son espacios pequeños de barrio, varios en edificios reconvertidos del centro, que se buscan mejor en el mapa que en listas de nómadas. La alternativa real y muy griega: trabajar desde cafés. Tesalónica tiene una densidad de cafeterías absurda, nadie te corre por pedir un solo freddo y muchas tienen wifi decente — es lo que hace de verdad media ciudad. Lo que falla en los cafés es el enchufe, el ruido y la privacidad para llamadas.The scene exists but it's small, and it orbits the university and local startups rather than nomad tourism — don't expect the Lisbon or Bali circuit. A flexible hot desk runs about ≈US$110–170 a month; dedicated desks and private offices climb fast. The one name you'll actually run into is OK!Thess, though it's more of a startup hub/accelerator than an open pay-by-the-month coworking; the rest are small neighborhood spaces, several in converted downtown buildings, easier to find on a map than on nomad lists. The real, very Greek alternative: work from cafés. Thessaloniki has an absurd café density, nobody rushes you out over a single freddo, and many have decent wifi — it's what half the city actually does. What cafés lack is outlets, quiet, and privacy for calls.

Centro / Rotonda–Agía Sofía–Navarinou: donde caen casi todos al principio. Caminas a todo, cafés y tabernas por todos lados, mucho estudiante. También es lo más ruidoso, sobre todo cerca de Ladadika y Valaoritou, que son zona de salida. Ano Póli (ciudad alta): el casco viejo otomano en la colina, callecitas, murallas y la mejor vista del golfo; tranquilo y con carácter, pero es subida brava y estás lejos de todo a pie. Kalamariá: al sureste, junto al mar, residencial y ordenada — la elección de quien se queda meses y quiere dormir bien, con su propia vida de cafés frente a la costa y ahora conectada por el metro. Analipsi / Ntepo (Depot): la franja entre el centro y Kalamariá sobre la Nea Paralia; buen equilibrio de precio, calma y paseo marítimo a la puerta. Toúmba y Ampelókipi son lo barato de verdad: muy griego, poco inglés, nada turístico.Center / Rotonda–Agia Sofia–Navarinou: where nearly everyone lands first. You walk to everything, cafés and tavernas everywhere, lots of students. Also the loudest — especially near Ladadika and Valaoritou, which are the going-out districts. Ano Poli (Upper Town): the old Ottoman quarter on the hill — lanes, city walls, the best view over the gulf; quiet and full of character, but it's a serious climb and you're far from things on foot. Kalamaria: southeast, on the water, residential and orderly — the pick for people staying months who want to sleep well, with its own seafront café life and now on the metro. Analipsi / Ntepo (Depot): the strip between the center and Kalamaria along the Nea Paralia; a good balance of price, quiet, and the promenade at your door. Toumba and Ampelokipi are the genuinely cheap option: very Greek, little English, zero tourism.

ComunidadCommunity

Socialmente es fácil y difícil a la vez. Fácil porque la ciudad es joven, la Universidad Aristóteles es la más grande de Grecia y llegan montones de estudiantes de Erasmus, así que siempre hay gente nueva y disponible; la vida pasa afuera, en el paseo marítimo y en la mesa del café, que dura horas. Difícil porque la comunidad nómada permanente es pequeña — la mayoría de los extranjeros son estudiantes de intercambio que se van en junio, y esa rotación te deja rehaciendo amigos. El inglés se defiende bien entre menores de 40; con gente mayor y en cualquier ventanilla de trámites, no tanto. Comunidad hispanohablante: existe pero es chica, sobre todo estudiantes y algún grupo de intercambio de idiomas. Los meetups de tecnología y startups son el camino más directo si trabajas en eso; si no, apúntate a intercambios de idiomas o a algún deporte — funcionan mucho mejor que buscar "grupos de nómadas", que aquí casi no hay.Socially it's easy and hard at once. Easy because the city is young, Aristotle University is the biggest in Greece and Erasmus students pour in, so there's always someone new and free; life happens outdoors, on the seafront promenade and around a café table that lasts hours. Hard because the permanent nomad community is small — most foreigners are exchange students who leave in June, and that churn means rebuilding your circle. English is fine with under-40s; less so with older people and at any government counter. Spanish-speaking community: it exists but it's small, mostly students and the odd language-exchange group. Tech and startup meetups are the most direct route if that's your field; otherwise language exchanges or a sports club work far better than hunting for "nomad groups," which barely exist here.

Lo que nadie te diceWhat nobody tells you

Tres cosas antes de comprar el vuelo. Uno, el papeleo. Para firmar renta larga, dar de alta la luz o abrir banco te van a pedir AFM (el número fiscal griego); se puede sacar, pero la burocracia es lenta y en griego, y algunos caseros además piden garante local o varios meses de depósito — por eso mucha gente termina en amueblados de corto plazo, más caros. Dos, el visado. Si no eres de la UE son 90 días en 180 en TODO Schengen, no solo en Grecia; Grecia sí tiene visa de nómada digital, pero exige demostrar ingresos altos (del orden de €3.500 netos al mes, más si vienes con pareja o hijos), así que no es para cualquiera, y encadenar entradas turísticas no es un plan real. Tres, clima, transporte y precios. El verano es horno húmedo (35 °C y más en julio–agosto) y la ciudad se medio vacía en agosto; el invierno es frío, húmedo y ventoso —el Vardaris pega feo— la calefacción te dispara la cuenta y en las noches frías el aire se ensucia porque se quema leña. El metro es nuevo y es una sola línea con su extensión: fuera de ese eje dependes del bus, que va lleno y no siempre puntual. Y ojo: las rentas subieron fuerte por el alquiler turístico y la demanda estudiantil, así que las cifras de foros viejos ya no aplican. Dos detalles menores pero reales: en muchos bares se sigue fumando dentro pese a la ley, y la zona de la estación de tren y Vardaris se pone incómoda de noche — el resto de la ciudad es notablemente segura.Three things before you book the flight. One, paperwork. To sign a long lease, set up electricity or open a bank account you'll need an AFM (the Greek tax number); it's doable, but the bureaucracy is slow and in Greek, and some landlords also want a local guarantor or several months' deposit — which is why many people end up in pricier furnished short-term rentals. Two, the visa. If you're non-EU it's 90 days in any 180 across ALL of Schengen, not just Greece; Greece does have a digital nomad visa, but it requires proving high income (on the order of €3,500 net per month, more with a partner or kids), so it's not for everyone, and chaining tourist entries isn't a real plan. Three, weather, transport and prices. Summer is a humid oven (35 °C and up in July–August) and the city half-empties in August; winter is cold, damp and windy — the Vardaris wind bites — heating spikes your power bill, and cold nights bring dirty air from wood burning. The metro is new and it's one line plus its extension: off that axis you're on the buses, which run crowded and not always on time. Also: rents have risen sharply thanks to short-term lets and student demand, so numbers from older forum posts no longer apply. Two small but real details: plenty of bars still allow indoor smoking despite the law, and the area around the train station and Vardaris gets uncomfortable at night — the rest of the city is notably safe.
