No te funciona si buscas vivir barato ni si necesitas una escena nómada grande: es una ciudad cara para lo que recibes (pisos viejos, pequeños y muchas veces sin ascensor ni aire acondicionado), la comunidad nómada es chica comparada con Lisboa o Barcelona, y el verdadero dolor de cabeza es conseguir departamento sin nómina francesa. It does not work if you came to live cheap, or if you need a big nomad scene: it's expensive for what you get (old, small flats, often no elevator and no air conditioning), the nomad community is small next to Lisbon or Barcelona, and the real headache is landing an apartment without a French payslip. Skip it too if you have no intention of learning French — English gets you through the tourist strip, but not through actually living here: bank, lease, doctor, prefecture.

Muy bueno y sin sorpresas. La fibra FTTH cubre prácticamente toda la ciudad y lo normal es contratar entre 300 Mbps y 1 Gbps con Orange, Free, SFR o Bouygues por ≈US$35–55 al mes; en departamentos amueblados de media estancia el internet casi siempre viene incluido, que es lo que te conviene. Videollamadas todo el día no son ningún problema. La cobertura móvil 4G/5G es sólida en la ciudad y a lo largo de la costa (el tren a Mónaco y Cannes va conectado casi todo el trayecto), y se cae en los valles del interior en cuanto subes a la montaña. Apagones eléctricos: no son parte de la vida aquí, y no hay censura ni necesidad de VPN más allá de lo habitual para tus servicios de casa. Los dos puntos flojos: los edificios antiguos del Vieux Nice y del centro, donde la fibra llega al portal pero el cableado interior puede ser un desastre —pide una prueba de velocidad real antes de firmar—, y que contratar internet a tu nombre exige cuenta bancaria francesa con RIB y comprobante de domicilio, trámite que tarda semanas si acabas de llegar.Very good and boringly reliable. You'll find several spaces between the center (around Jean Médecin, the Port and the Arénas business district next to the airport) plus branches of international flexible-office chains; 30–45 minutes away by car sits Sophia Antipolis, the region's big tech park, which is where the local tech ecosystem actually lives if you're hunting for work contacts. I'd rather not name spaces from memory, because coworkings here open and close often: look them up on the map, ask for a trial day — most offer one — and visit two or three before committing. Ballpark prices: day pass ≈US$20–30, monthly hot desk ≈US$200–340, dedicated desk ≈US$300–420. Important warning: French cafés are generally not laptop-friendly. At lunchtime they want the table back, outlets are scarce, and nursing one coffee for four hours reads as rude. Municipal libraries, starting with the Louis Nucéra library, are the free, quiet alternative.

El Carré d'Or y el Quartier des Musiciens (entre la Promenade y la avenida Jean Médecin) son la zona más cómoda: edificios burgueses bonitos, techos altos, todo caminable, playa a cinco minutos —y los precios más altos de la ciudad—. Le Port (Port Lympia) y Riquier son la apuesta de quien se queda meses en vez de días: menos turismo, mucha vida de barrio, buenos restaurantes, tranvía directo y bastante mejor relación calidad-precio; Riquier es el que más ha subido en los últimos años. Libération, alrededor del mercado y la antigua Gare du Sud, es el barrio más "de gente que vive aquí": mercado grande casi a diario, precios sensatos, ambiente joven y tranvía a todos lados; para mí es el mejor equilibrio. Vieux Nice es precioso y ultracéntrico, pero es también donde está el ruido nocturno, los pisos oscuros y húmedos y el grueso del turismo: perfecto para dos semanas, duro para un año. Y si quieres calma: Cimiez es verde, residencial y elegante, con cuestas y ambiente más señor; Fabron y Magnan quedan al oeste, cerca del mar, más baratos y más aburridos.The Carré d'Or and the Quartier des Musiciens (between the Promenade and avenue Jean Médecin) are the most comfortable choice: handsome bourgeois buildings, high ceilings, everything walkable, beach five minutes away — and the highest rents in the city. Le Port (Port Lympia) and Riquier are the pick of people staying months rather than days: less tourism, real neighborhood life, good restaurants, a direct tram and much better value; Riquier is the one that has gentrified fastest in recent years. Libération, around the market and the old Gare du Sud, is the most "people who actually live here" neighborhood: a big near-daily market, sane prices, a young crowd and trams everywhere — to me it's the best balance. Vieux Nice is gorgeous and dead central, but it's also where the night noise, the dark damp apartments and the bulk of the tourists are: perfect for two weeks, hard for a year. And if you want quiet: Cimiez is green, residential and elegant, hilly and a bit staid; Fabron and Magnan sit west near the sea, cheaper and duller.

Niza lleva más de un siglo recibiendo gente de fuera: hay comunidades británica, italiana, escandinava y del este de Europa bien establecidas, estudiantes de la Université Côte d'Azur, jubilados con dinero y mucha gente que trabaja en Mónaco o en Sophia Antipolis. Meetups los hay —intercambios de idiomas, senderismo, running, redes de expats tipo InterNations—, pero la agenda es bastante más floja que en Lisboa, Barcelona o Valencia, y el "nómada digital" no es aquí una tribu visible: te vas a mezclar más con expats que llevan años que con gente que se va en tres meses. La comunidad hispanohablante es pequeña; hay latinoamericanos, pero no cuentes con vivir en español. El idioma del día a día es el francés: en la Promenade, hoteles y restaurantes te atienden en inglés sin problema, pero en el barrio, el banco, la administración y el médico no. Meetups exist — language exchanges, hiking, running, expat networks like InterNations — but the calendar is thinner than in Lisbon, Barcelona or Valencia, and "digital nomad" isn't a visible tribe here: you'll mix more with expats who've been around for years than with people leaving in three months. The Spanish-speaking community is small; there are Latin Americans, but don't count on living in Spanish. Daily life runs in French: on the Promenade, in hotels and restaurants you'll be served in English without trouble, but not in your neighborhood, the bank, the administration or the doctor's office. With basic, polite French (always open with "bonjour") the city opens up a lot; with none, you stay inside the tourist bubble.

El mercado de renta larga funciona con dossier: te piden ingresos de alrededor de tres veces la renta, comprobantes franceses y muchas veces un garante en Francia (existen avales privados de pago y el sistema público Visale, pero no todo el mundo califica). Sin nómina francesa te van a empujar al amueblado de temporada o al bail mobilité —un contrato corto de 1 a 10 meses, legal y muy útil, pero más caro que un alquiler normal—. Y ojo con el calendario: de junio a septiembre los propietarios ganan mucho más alquilando por semana a turistas, así que la oferta de media estancia se seca y los precios se disparan; buscar para mudarte en pleno julio es la peor decisión posible. Nunca transfieras depósito por un piso que no has visto: las estafas de alquiler en la Costa Azul son industria. Segundo: la ciudad es cara para lo que da. Muchos edificios son del siglo XIX o de posguerra, con departamentos chicos, sin ascensor y sin aire acondicionado, y los veranos son calurosos y húmedos. Tercero: el otoño trae episodios de lluvia muy intensos —de septiembre a noviembre—, con inundaciones serias en los valles del interior de vez en cuando (la tormenta Alex de 2020 destrozó los valles de la Vésubie y el Roya); en la ciudad rara vez pasa a mayores, pero los planes de montaña se caen. Cuarto: la playa es de piedra, no de arena, y en agosto la ciudad está llena hasta el tope, con tráfico y precios de temporada alta. Quinto, seguridad: Niza es tranquila en general, pero cuida tus cosas alrededor de la estación de tren (Nice-Ville, avenue Thiers) y en Jean Médecin de noche, y no dejes el celular en la mesa de la terraza; los tirones existen en la zona de la Promenade. Sexto y crítico si no eres de la UE: Francia no tiene visa de nómada digital. Los 90 de cada 180 días de Schengen no se estiran, y la visa de larga estancia "visiteur" exige demostrar ingresos y seguro médico privado y en principio no te autoriza a trabajar en Francia; hay otras vías (passeport talent) según tu perfil. Confírmalo con el consulado francés antes de comprar boleto, no después. Y última nota: aquí se paga en euros; las cifras en dólares son conversión aproximada y se mueven con el tipo de cambio.The hard part here is the apartment, not the life. The long-term rental market runs on a dossier: they want income around three times the rent, French paperwork, and often a guarantor based in France (paid private guarantee services exist, as does the public Visale scheme, but not everyone qualifies). Without a French payslip you'll get pushed toward a furnished seasonal let or a bail mobilité — a legal 1-to-10-month short lease, genuinely useful, but pricier than a normal rental. Watch the calendar too: from June to September landlords make far more renting by the week to tourists, so mid-term supply dries up and prices spike; moving in mid-July is the worst possible timing. Never wire a deposit for a flat you haven't seen — rental scams on the Côte d'Azur are an industry. Second: the city is expensive for what it gives. Many buildings are 19th-century or postwar, with small apartments, no elevator and no air conditioning, and summers are hot and humid. Third: autumn brings very intense rain episodes — September through November — with serious flooding in the inland valleys now and then (storm Alex in 2020 wrecked the Vésubie and Roya valleys); the city itself rarely suffers badly, but mountain plans collapse. Fourth: the beach is pebbles, not sand, and in August the city is packed, with traffic and peak-season prices. Fifth, safety: Nice is calm overall, but mind your things around the train station (Nice-Ville, avenue Thiers) and Jean Médecin at night, and don't leave your phone on the café table; bag-snatching happens along the Promenade area. Sixth, and critical if you're not from the EU: France has no digital nomad visa. The 90-days-in-180 Schengen limit does not stretch, and the long-stay "visiteur" visa requires proof of income and private health insurance and in principle does not authorize you to work in France; other routes exist (passeport talent) depending on your profile. Confirm it with the French consulate before you buy the ticket, not after. One last note: you pay in euros here — the dollar figures are an approximate conversion and move with the exchange rate.
