También es de las más caras del país: en zonas buenas pagas precios de CDMX o más.Monterrey is one of the Mexican cities where infrastructure actually works — fast, stable fiber, top-tier private hospitals, an airport with direct flights to several US cities — and one of the worst to live in without a car. It's a fit if you're here for serious work (US clients, nearshoring, industry, the Tec de Monterrey ecosystem) and value things working over atmosphere; it's not a fit if you want the café-and-sidewalk life of Mexico City or Oaxaca, because this place is built for driving and summer locks you indoors with the AC on. It's also one of Mexico's pricier cities: in the good neighborhoods you'll pay Mexico City prices or more.

La cobertura llega prácticamente a toda la mancha urbana: Totalplay y Telmex/Infinitum manejan fibra hasta el domicilio —Totalplay suele dar simétrico, que es lo que quieres para videollamadas y subir archivos pesados— e Izzi trabaja sobre todo con cable coaxial, muy rápido de bajada pero flojo de subida, así que revisa qué te están vendiendo antes de firmar. Planes de 200–500 Mbps son lo normal. Cobertura móvil 4G/5G sólida en toda el área metropolitana con Telcel, decente con AT&T. Los cortes de luz no son la norma, pero en verano con demanda alta y en tormentas fuertes sí se quedan colonias sin servicio un rato. Ten listo un hotspot móvil como plan B: no porque falle seguido, sino porque aquí la mayoría trabaja en horario de EE. UU. y no te puedes dar el lujo.Among the best in Mexico. Coverage reaches basically the whole metro area: Totalplay and Telmex/Infinitum run fiber to the home — Totalplay is usually symmetric, which is what you want for video calls and heavy uploads — while Izzi runs mostly on coax, fast down but weak up, so check what you're actually being sold before you sign. Plans of 200–500 Mbps are standard. Mobile coverage is solid 4G/5G across the metro on Telcel, decent on AT&T. Power cuts aren't the norm, but in peak summer demand and heavy storms some neighborhoods do go dark for a while. Keep a mobile hotspot as plan B — not because outages are frequent, but because most people here work US hours and you can't afford the gamble.

Monterrey es ciudad de negocios, así que lo que abunda son oficinas de servicio y coworkings serios con salas de junta, recepción y estacionamiento; IOS Offices —cadena mexicana que nació justo aquí— y Regus/Spaces tienen varias sedes, sobre todo en Valle Oriente y San Pedro, y hay operadores locales más chicos repartidos por la zona. Un escritorio flexible ronda los ≈US$120–230 al mes y una oficina privada chica sube bastante más; los espacios cambian de sede o de dueño cada tanto, así que confirma que el que te interesa siga abierto antes de contratar. Alrededor del Tec (Distrito Tec) el ecosistema es más de startups y estudiantes, con espacios más baratos e informales. Lo que casi no vas a encontrar es el coworking-café con terraza lleno de freelancers extranjeros: aquí la gente trabaja desde la oficina de la empresa o desde su casa.A clearly corporate scene, not a bohemian one. Monterrey is a business city, so what you'll find is serviced offices and serious coworkings with meeting rooms, a reception desk and parking; IOS Offices — a Mexican chain founded right here — and Regus/Spaces have several locations, mostly in Valle Oriente and San Pedro, plus smaller local operators around the metro. A hot desk runs ≈US$120–230 a month; a small private office costs considerably more. Spaces change address or ownership fairly often, so confirm the one you like is still open before you commit. Around Tec de Monterrey (Distrito Tec) the ecosystem is more startup- and student-flavored, with cheaper, more informal spaces. What you almost won't find is the rooftop-café coworking full of foreign freelancers — here people work from the company office or from home.

Centro y Barrio Antiguo son la opción barata y con más vida de calle: bares, música en vivo, edificios viejos rehabilitados; ambiente real, pero ruidoso los fines de semana y desigual cuadra por cuadra. Obispado y Chepevera están a medio camino: colonias tradicionales, arboladas, precio sensato y cerca de todo. Y la zona Tecnológico / Distrito Tec, si te acomoda vivir entre estudiantes, con renta accesible y cafés que sí abren de noche.San Pedro Garza García (Del Valle and Valle Oriente) is where almost every foreigner with a budget lands: one of Latin America's highest-income municipalities, relatively walkable, home to the best restaurants and gyms, and the safest part of the metro — also by far the most expensive. Centro and Barrio Antiguo are the cheap, street-life option: bars, live music, restored old buildings; real atmosphere, but loud on weekends and uneven block by block. Hay muchísimos extranjeros, pero son expatriados corporativos —ingenieros, gente del nearshoring, coreanos ligados a las plantas automotrices, estadounidenses, chinos— no nómadas digitales; su vida social pasa por la empresa y por San Pedro, y en esos círculos el inglés funciona sin problema. Meetups de tech y startups sí hay, sobre todo alrededor del Tec y del ecosistema emprendedor, y son tu mejor puerta de entrada. El regio es cálido de trato y bastante directo, pero su vida social gira alrededor de la familia y los amigos de toda la vida, así que romper el círculo toma más tiempo que en CDMX o en la Riviera Maya. Si no hablas español y no llegas con un trabajo que te conecte, los primeros meses aquí se pueden sentir bastante solos.Daily life runs in Spanish, one hundred percent. There are plenty of foreigners, but they're corporate expats — engineers, nearshoring people, Koreans tied to the auto plants, Americans, Chinese — not digital nomads; their social life runs through the company and through San Pedro, and English works fine in those circles. Tech and startup meetups do exist, mostly around Tec de Monterrey and the entrepreneurial ecosystem, and they're your best way in. Regios are warm and pretty direct, but their social lives revolve around family and lifelong friends, so cracking the circle takes longer than in Mexico City or the Riviera Maya. If you don't speak Spanish and don't arrive with a job that connects you, the first few months here can feel lonely.

De mayo a septiembre vives sostenidamente arriba de 35 °C y con frecuencia rozando los 40, con humedad; no es "calorcito": planeas el día alrededor del aire acondicionado y el recibo de luz de verano se dispara — pregunta cuánto pagó el inquilino anterior antes de rentar. Dos: el agua. En 2022 Monterrey vivió una crisis seria con cortes por zonas y el problema de fondo no está resuelto; en años secos vuelve la presión sobre las presas, así que averigua cómo le fue a tu colonia y si el edificio tiene cisterna. Tres: el aire. Es de las peores calidades de aire del país, sobre todo en invierno con inversiones térmicas y con el polvo industrial; si eres asmático o corres al aire libre, esto te va a importar más de lo que crees. Cuatro: sin coche la ciudad te limita. El metro cubre unos cuantos corredores, no la ciudad, y los Uber diarios se te comen el presupuesto — elige colonia pensando en dónde vas a trabajar y comer, no en la foto del departamento. Bonus administrativo: para rentar formal casi siempre te piden aval o fiador local (o póliza jurídica), por eso la mayoría de los extranjeros arranca con amueblado o Airbnb mensual; y no des por hecho los 180 días de turista: el oficial de migración decide cuántos te da y últimamente da menos. Última nota: todas estas cifras son conversión desde pesos, así que se mueven con el tipo de cambio — tómalas como orden de magnitud, no como presupuesto exacto.Four things a friend would tell you before you sign anything. Two: water. In 2022 Monterrey went through a serious crisis with rotating shutoffs, and the underlying problem isn't solved; dry years put the reservoirs under pressure again, so check how your neighborhood fared and whether the building has a cistern. Three: the air. Monterrey has some of the worst air quality in the country, especially in winter with thermal inversions and industrial dust; if you're asthmatic or run outdoors, this will matter more than you expect. Four: without a car the city boxes you in. The metro covers a few corridors, not the city, and daily Ubers eat your budget — pick your neighborhood based on where you'll work and eat, not on the apartment photos. Admin bonus: formal leases almost always require a local guarantor (aval or fiador) or a rental-insurance policy, which is why most foreigners start with a furnished place or a monthly Airbnb; and don't assume the full 180 tourist days — the immigration officer decides how many you get, and lately they're giving fewer. One last note: all these figures are converted from pesos, so they move with the exchange rate — treat them as ballpark, not as an exact budget.
